7,250 dirhams per month, this is the average price of a long-term rental apartment in Morocco in the second quarter, according to the Mubawab Rental Tensiometer. This article is a press review from the daily Aujourd'hui le Maroc.
From the cheapest to the most expensive, long-term rentals in the second quarter are deciphered by Mubawab in the new edition of its "rental tension meter". Thus, we learn that "in the segment of apartments offered empty for rent, the cheapest rents are in the cities of Azzemour, Settat and Tetouan with respectively 1,600, 1,700 and 1,800 dirhams", reports Today Morocco in its edition of August 31.
And the most expensive rents for empty apartments for rent are unsurprisingly in Rabat, Casablanca and Marrakech, with respectively 9,500, 7,800 and 6,200 dirhams. On average, an empty apartment rents for 7,250 dirhams / month. As for villas, the average rent climbs to 22,200 dirhams / month. The rental price in the second quarter is up 9% compared to the first quarter and 10% compared to the previous year.
According to Mubawab's rental tensiometer, the cheapest villas are in Tetouan (8,500 dirhams), Meknes (9,300 dirhams) and Agadir (10,900 dirhams), while the most expensive are in Casablanca (34,400 dirhams), Bouskoura (31,500 dirhams) and Rabat (30,200 dirhams). In addition, the top 10 districts popular for long-term rentals in the second quarter include Guéliz (Marrakech), Agdal (Rabat), Maarif, Oulfa, Bouskoura, Sidi Maarouf, Casa Finance City, Ain Sebaa (Casablanca), Hay Mohammadi (Agadir) and Tangier Centre.
After a drop in the first quarter (-13.7%), demand rebounded by 36% in the second quarter of 2022. "This increase was, however, accompanied by a drop in supply of 5.5% after the increase observed of 4.9% during the first quarter of 2022", qualifies the platform which also describes a slight increase in demand in terms of searches for apartments with balcony or terrace (increasing from 52 to 53%) and villas with swimming pool (increasing from 68 to 69%).
