You are looking for a furnished apartment rental Hay Riad And you get the impression that each advertisement tells a different story?
The questions I hear every week at the agency are always the same.
- “How much will I really pay, including charges?”
- “Furnished, what does that mean here: a fully equipped kitchen or four chairs and a mattress?”
- “What if the landlord keeps my deposit at the end of the lease?”
- “Prestigia, Mahaj Riad, Annakhil, Extension… what’s the difference?”
These concerns are legitimate. A poor choice of furnished accommodation can cost you months of rent, stress, and sometimes your entire deposit.
In this guide, I give you the real prices for 2026, the areas that are worth their rent, the pitfalls I see most often, and furnished apartments actually offered by our agency.
And if you own property in Hay Riad, stay until the end: a whole section is for you.
Key points to remember
- In 2026, a 2 furnished bedrooms in Hay Riad is generally rented between 12,000 and 18,000 DH/month, a 3-bedroom apartment between 16,000 and 25,000 DH/month.
- Furnished accommodation costs on average 2,000 to 4,000 DH more per month than an equivalent empty apartment.
- Prestigia It concentrates the gated communities with swimming pools and the highest rents in the area.
- A inventory signed and photographed Having furniture is your best protection for getting your deposit back.
Why Hay Riad has become the furnished rental district in Rabat
Hay Riad is not a neighborhood like any other in the capital.
This is the modern hub of Rabat: company headquarters, ministries and administrations along Annakhil Avenue, recent gated residences and major roads towards the ring road and the highway.
The result: a very specific rental demand.
- Executives on assignment from 1 to 3 years old, often housed by their employer.
- Staff of embassies and international organizationswho want to unpack their bags and be operational the very next day.
- Families in transition, between a sale and a purchase, or during the construction of a villa.
- Young active coupleswho prefer not to invest in furniture right away.
For all these profiles, furnished accommodation is the logical solution.
If you're new to the area, start with our Complete guide to the Hay Riad district in Rabat, which details the sectors, businesses and atmosphere of each area.
The prospect of the 2030 World Cup is also attracting international professionals linked to major construction projects to Rabat, which supports the demand for high-end furnished accommodation.
Furnished apartment rental prices in Hay Riad in 2026: the actual price range
The grid below cross-references the public announcements observed in September 2026 with what we see being signed at the agency.
These are price ranges, not official rates: the floor, the view, the residence and the quality of the furniture all affect the rent.
| Typology | Indicative surface area | Furnished rental (long term) | Equivalent empty rent |
|---|---|---|---|
| Studio or 1 bedroom | 40 to 65 m² | 6,500 to 10,000 DH/month | 5,000 to 8,000 DH/month |
| 2 bedrooms | 80 to 110 m² | 12,000 to 18,000 DH/month | 11,000 to 15,000 DH/month |
| 3 bedrooms | 120 to 180 m² | 16,000 to 25,000 DH/month | 13,000 to 20,000 DH/month |
| Large duplex apartment, top floor with terrace | 180 m² and more | 25,000 to 40,000 DH/month and more | 20,000 to 30,000 DH/month |
Two important points.
A : The additional cost of furnished accommodation is around 2,000 to 4,000 DH per month.
If you stay for 1 to 3 years, this extra cost is almost always less than the price of a complete furnishing, not to mention the time saved.
Two : Beware of "per month" prices displayed on short-term rental platforms.
A public advertisement on Prestigia, for example, offers a furnished 80 m² apartment at 1,600 DH per night or 30,000 DH per month.
This is the price of tourist flexibility, not the price of a traditional residential lease for the same property.
The 4 areas of Hay Riad you should know before visiting
“Hay Riad” is made up of several micro-neighborhoods with very different profiles.
Here's how I present them to my clients.
Prestigia (Ryad Al Andalous): Luxury accommodation in a gated community
This is the most sought-after sector for premium furnished accommodation.
- Gated and guarded residences, often with swimming pool and green spaces.
- Clientele of expatriates, diplomats and families.
- Rents at the top of the range: expect 15,000 to 25,000 DH/month for a nice apartment.
OUR furnished apartment in a gated community with swimming pool in Hay Riad Prestigia This illustrates this standard well.
Mahaj Riad: Neighborhood life on foot
Pedestrian street, cafes, restaurants, shops and services.
Ideal if you want to do everything on foot, without depending on the car for daily life.
Indicative rents: 12,000 to 20,000 DH/month depending on the surface area.
This is also where the Aykana agency is located, in the heart of the Mahaj Riad complex.
Annakhil Avenue: the address of professionals
Company headquarters and government offices are concentrated along the avenue.
Perfect if your office is in Hay Riad and you want to minimize your commute.
Indicative rents: 13,000 to 22,000 DH/month.
Hay Riad Extension: the best value for money
Newer constructions, often more generous surface areas, lower prices.
Indicative rents: 10,000 to 16,000 DH/month.
The compromise: a little more distance to the shops in Mahaj Riad.
Price ranges for 2-3 bedroom apartments, furnished apartments generally being in the upper half.

“Furnished”: what really needs to be included
In Morocco, there is no official legal list of minimum furniture for a furnished residential property.
That's precisely why everything needs to be checked.
Here is the list I use during viewings. If something is missing, negotiate it or have it written into the lease.
- Rooms: beds with mattresses in good condition, storage, blackout curtains.
- Living room : sofa, table, chairs, sufficient lighting.
- Kitchen : refrigerator, hob, oven, extractor hood, microwave, dishes and utensils.
- Laundry room: washing machine, and ideally tumble dryer or clothesline.
- Comfort : Air conditioning and heating in the main rooms, reliable hot water.
- Connection: Internet line installed or at least connectable quickly.
- Linen: Bedding and towels if mentioned in the lease.
Golden rule: what is not written in the inventory does not exist.
The 7 traps I see most often in Hay Riad
A typical case, one that I see recurring regularly.
An executive arrives for a two-year assignment, finds a furnished apartment through an advertisement, signs quickly because the accommodation is nice.
Eighteen months later, his mission ended earlier than expected.
No early departure clause, no photo inventory, and an endless discussion about a “damaged” sofa that was already damaged when we moved in.
Here's how to avoid that.
- Minimalist furniture. The photos are flattering, but the equipment was incomplete during the visit. Check the list above, room by room.
- No inventory or condition report. Demand a detailed inventory, dated, signed and photographed, attached to the lease.
- Vague charges. Property management, security, swimming pool, water, electricity, internet: get it written down in black and white who pays for what.
- An excessive deposit or no receipt. In a residential lease, it does not exceed 2 months' rent, and it is paid against receipt or by bank transfer.
- A disguised tourist lease. A “seasonal” contract for a one-year rental deprives you of the protections of law 67-12.
- The phantom announcement. Photos of a different property, price too good to be true, request for a deposit before viewing. Never pay without having visited and verified the landlord's identity.
- No exit clause. If your mission can end, negotiate an early departure clause with notice, sometimes called a diplomatic clause.
Your file and the realistic timeline
In Hay Riad, landlords are demanding when it comes to creditworthiness.
A complete application often makes the difference between two candidates for the same apartment.
- Employee: National identity card or passport, last 3 payslips, work certificate, bank account details.
- Expatriate: passport, visa or residence permit, employment contract in Morocco.
- Employer-sponsored rental: Company documents and letter of acceptance of the rent.
In terms of timing, with a file ready, generally allow 1 to 3 weeks between the first visit and the handing over of the keys.
When signing, be prepared to pay: the first month's rent, the security deposit, and the agency fees, which often amount to one month's rent.
Furnished or unfurnished: which to choose in Hay Riad?
The answer depends mainly on the length of your stay.
- Choose the furnished apartment for a mission of 1 to 3 years, immediate installation, or if your employer pays the rent.
- Choose the void if you are staying for more than 3 years and you already have your furniture.

Hay Riad, Agdal or Souissi for a furnished apartment?
Many of my clients are hesitating between these three neighborhoods.
| Criteria | Hay Riad | Agdal | Souissi |
|---|---|---|---|
| Lifestyle | Modern, gated communities, quiet | Central, lively, shops and tram | Green, diplomatic, very residential |
| Typical profile | Families, expatriates, executives | Young professionals, students, executives | Diplomats, wealthy families |
| Rent level | Pupil | A little more accessible | The highest |
| Furnished asset | Swimming pools and security in the residence | All on foot | Space and prestige |
For a more in-depth comparison, read our guide to the apartment rental in Agdal and that of the apartment rental in Souissi.
Property owner in Hay Riad: rent furnished, rent unfurnished, or sell?
Now, I'm addressing the owners.
You have an apartment in Hay Riad, and you are wondering whether it is better to rent it furnished, rent it unfurnished or sell it.
The demand I just described is your market: solvent tenants, often supported by their employer, who are looking for a move-in ready property.
What furnished rentals can bring in: a numerical example
Let's take an illustrative case, with cautious assumptions.
| Assumption | Empty rental | Furnished rental |
|---|---|---|
| Apartment of 110 m² valued at approximately 18,000 DH/m² | 1,980,000 DH | 1,980,000 DH |
| Indicative furniture budget | 0 DH | approximately 120,000 DH |
| Monthly rent | 12,500 DH | 15,000 DH |
| Months rented per year (including holidays) | 11,5 | 11 |
| Gross annual rents | 143,750 DH | 165,000 DH |
| Indicative gross yield | approximately 7.3 % | approximately 7.9 % |
This is a teaching example, before charges, maintenance, furniture wear and tear, and taxes. Prices per square meter for modern apartments in Hay Riad generally range between 15,000 and 19,000 DH according to 2026 market analyses, and are higher in the most sought-after residences.
Furnished rentals bring in a little more money, but require more work: replacing furniture, more frequent turnover, inventories at each entry and exit.
What if selling was the best option?
Sometimes, the right decision is not to rent.
If your property requires major renovations, if you need cash, or if the management is a burden, selling may be more appropriate.

What is the price of renting a furnished apartment in Hay Riad in 2026?
In 2026, expect to pay between 6,500 and 10,000 DH per month for a studio or one-bedroom apartment, between 12,000 and 18,000 DH per month for a two-bedroom apartment, and between 16,000 and 25,000 DH per month for a furnished three-bedroom apartment. Larger apartments and duplexes often exceed 25,000 DH per month, especially in the Prestigia district. What security deposit can a landlord require for a furnished apartment in Hay Riad?
For a residential lease governed by Law 67-12, the security deposit cannot exceed two months' rent. Pay it against a receipt or by bank transfer, and have a signed and photographed inventory of the furniture attached to the lease. What is the difference between a long-term furnished rental and a short-term rental?
Long-term furnished rentals fall under Law 67-12 on residential leases, requiring a written lease and a capped security deposit. Short-term tourist rentals are governed by Law 80-14 and its implementing decree, which require owners to obtain an operating permit, register guests, and pay the tourist tax. Which area of Hay Riad should you choose for a furnished apartment?
Prestigia offers gated communities with pools and high-end options, Mahaj Riad provides easy access to the neighborhood, Avenue Annakhil is conveniently located near offices and government buildings, and Extension Hay Riad offers the best value for money. How long does it take to rent a furnished apartment in Hay Riad?
With a complete application, it generally takes 1 to 3 weeks between the first viewing and receiving the keys. Be prepared to pay the first month's rent, the security deposit, and agency fees at the time of signing. Is it more profitable to rent out your apartment furnished rather than unfurnished in Hay Riad?
Furnished rentals typically rent for 2,000 to 3,000 DH more per month than equivalent unfurnished properties, thus improving gross yield. However, they require a furniture budget, higher tenant turnover, and more management. The best choice depends on your property, your available time, and your tax situation.
